  • Investment Goals: Open to established or underperforming RV parks, transient (near attractions), especially RV Resort style parks. Focus on cash flow and value-add.

  • Park Size: Minimum 50 pads; open to mixed-use parks.

  • Location: We are buying in Tennessee. We have tons of friends that buy in other states. If you have an opportunity send it to us. No flood zones, high crime or declining markets.

  • Financials: $3 Million and up. Open to creative financing, seller financing and JVs.

  • Amenities: Preference for strong amentities with potential for upgrades.

  • Value-Add: Operational improvements, rent growth, or amenity enhancements.
